Position Overview

The Analyst, Development Acquisitions, supports the Development team in evaluating new development opportunities and existing property acquisitions across the student housing industry. This role focuses on foundational analytical work, including market research, financial modeling support, and assisting with due diligence and transaction coordination.


What You Will Do

Market Research

  • Conduct preliminary market research in new and existing markets to help identify potential development and acquisition opportunities
  • Compile data from internal and external sources to identify trends in student housing supply, demand, and rental performance
  • Assist in preparing research summaries and presentation materials for internal teams, capital partners, and Investment Committee
  • Support ongoing tracking of national market metrics and assist with monthly reporting on pipeline activity

Underwriting

  • Support the evaluation of development opportunities in alignment with company investment criteria
  • Assist with building and updating financial models and deallevel assumptions under direction from senior team members
  • Gather and summarize information related to zoning, rents, taxes, fees, and entitlement timelines for feasibility analysis
  • Prepare initial deal summaries and materials contributing to Investment Committee / Program presentations

Transaction Support

  • Assist with coordinating due diligence activities for selected deals (maintaining trackers, organizing documents, and facilitating communication across internal teams)
  • Prepare draft correspondence or forms required for municipalities and other stakeholders
  • Help maintain organized deal files and documentation to support smooth transaction execution

Ideally, You'll Have

  • BA/BS degree in Finance, Economics, Real Estate, or related field
  • Strong organizational skills with the ability to manage multiple tasks and deadlines
  • Interest in real estate development and investments, with a willingness to learn from a handson, fastpaced environment
  • Strong written and verbal communication skills
  • Comfort working collaboratively with crossfunctional teams
  • Ability to independently complete assigned tasks and identify when to ask questions

You'll crush it if you have experience with

  • Excel & Microsoft Office Suite experience
  • 1-2 years of relevant experience in a real estate investing, lending, or brokerage role
  • Familiarity with real estate financial modeling (training can be provided)

Pay Range

USD $75,000.00 - USD $85,000.00 /Yr.
Additional Compensation

Employees may be eligible for discretionary bonuses, typically up to $20,400 annually, depending on individual and organizational performance.

The compensation range listed reflects the base salary or hourly rate that we reasonably and in good faith expect to offer for this role at the time of posting. Actual compensation may vary based on factors such as education, experience, skills, certifications, seniority, geographic location, and business needs.

This role may be eligible for additional forms of compensation, including bonuses, commissions, stipends, or non-cash incentives, depending on position and performance. Benefits may include health insurance, retirement plans, paid time off, and other role-based offerings, subject to eligibility requirements.
