Essential Job Functions- Assigns daily work and provides direction to Maintenance Technicians.
- Reviews work order logs and sets priorities for work for order completions.
- Monitors inventory levels and ensures costs are within established budgets.
- Provides appropriate and timely training and support to Maintenance Technicians.
- Performs repairs, troubleshoots systems, completes preventative maintenance, and maintains preventative maintenance schedule for areas of responsibility.
- Responds to all service requests within a 24-hour time frame and completes and/or ensures repairs are completed in a timely and professional manner.
- Adheres to standardized diagnostic approaches for preventative maintenance, system troubleshooting, HVAC systems, and electrical circuits.
- Participates in on-call emergency rotation and responds to emergencies as needed
- May Inspect vacant units, ensuring turnovers are completed in a timely manner.
- Ensures tools and equipment are in optimum condition.
- May Inspect subcontracted service providers’ work, and document work and product quality.
Knowledge, Skills and Abilities
- Some knowledge of HVAC systems
- Experience in electrical troubleshooting and the use of diagnostic equipment, including volt/ohm meters preferred.
- Experience in basic plumbing repairs and troubleshooting preferred.
- Valid driver’s license required.
- High School diploma or equivalent and 2 years maintenance experience.
