Maintenance Manager: This is a Full Time / On-Site Required Position, which includes a two bedroom/one bathroom apartment
(NO Pets allowed), for a 124 apartment homes community. This is a position for a non-smoker and our community is totally Smoke Free. Qualifications:
-High School diploma or equivalent.
-Two years minimum experience working in apartment maintenance or related field.
-Certificate from a trade/vocational school in construction or maintenance, or CAMT preferred, but not required.
-Must Own Personal set of general tools.
-Must pass a drug and criminal background check (No Felonies).
-Must have dependable transportation (truck preferred).
-Valid Colorado driver’s license and proof of automobile liability insurance coverage.
-Must be able to operate a computer and smart phone.

The Ideal Candidate will be:
-Strong knowledge of construction, electrical, plumbing, mechanical and carpentry, plus familiarity with equipment needed in performing these activities.
-On-Call for emergency maintenance is an ongoing aspect of the job. A company cell phone is provided.
-Able to work overtime as needed.

Responsibilities Include:
-Knowledgeable of community utility cut-offs; gas turn offs; sewer clean outs, etc.
-Repairs to stairs, fencing, railings, roofs, gutters, interior and exterior lights.
-Checking, cleaning and lubricating mechanical parts and equipment.
-Basic welding, metal work and A/C maintenance.
-Perform janitorial duties as assigned - Ability to maintain grounds and landscaping as assigned.
-Monitor inventory and condition of equipment - Organize and maintain maintenance shop.
-Maintain secure control of keys issued for performance of duties.
- Ability to change locksets and aptitude for locksmith activities (Re-key/replace locks, doorknobs and dead bolts).
-Renovate, complete repairs, and “turn” apartments as they are vacated.
-HVAC systems: Thermostat replacement - Zone valve replacement - heating and domestic hot water boilers.
-Troubleshoot/repair/install appliances.
-Monitor vendor performance and assist in supervising the work of outside contractors.
-CMP compliance process and update data sheets.
-Spend 90-95 percent of time performing hands on repairs/maintenance work.

-Able to offer premier maintenance to insure resident retention and high levels of occupancy and resident satisfaction.
-Maintains “complete confidentiality”.

Physical Requirements
-Able to work for long periods of time - climb stairs and ladders, work in confined spaces and in high places.
-Ability to lift and carry up to 90 pounds and heavier weights with the use of proper equipment - Push/pull up to 200 pounds.
-Must possess strength, stamina and mobility to perform heavy physical work in all weather conditions.
Benefits:
Salaried position: Start at $30K – $45K Depending on experience.
