We are seeking a highly experienced, hard working and motivated Assistant Superintendent for a luxury condo site in Jersey City.
The Asst. Super will maintain a Full-Time schedule that varies.
The Asst. Super is required to be on site for all emergencies.
The pay rate for this position is $25.00 - 28.00/hr

Requirements:
- HVAC certification
- Black Seal License
- Highly skilled/experienced in plumbing, electric and carpentry repairs and painting
- Experience in all phases of building operation and maintenance including; chillers, air handlers, cooling towers, life safety systems and auxiliaries.
- Previous supervisory/management experience in building maintenance
- Excellent mechanical knowledge, communication, and tenant service skills.
- Knowledgeable with all Local / State / National Codes
- Proficient in Microsoft Office products including Word, Excel.
Responsibilities include, but are not limited to:
- Keep inventory of all building supplies (parts), report needs of necessary tools, supplies, equipment to efficiently service and maintain the property
- Maintain records of work performed by maintenance staff
- Report any tenant violations to management immediately (i.e. objects blocking hallways or fire escapes, destruction of property, etc.)
- Check boilers and hot water heaters for leaks
- Follow the preventative maintenance program and keep record of all the inspections/work done
- Perform daily inspections of the property
- Report all emergencies or repairs needed in the building
- Assign work to the staff on a daily basis
- Perform random inspections of the work done by the maintenance staff and make sure that it was done properly
