Due to our continued growth, we are excited to announce our search for an experienced and innovative Senior Project Manager for IMPACT’s team. Our Senior Project Manager will serve as a key liaison with IMPACT’s clients lead and manage all communication and project planning needs, and, meet company objectives of cost, quality, and safety, ensuring that IMPACT’s management is informed of all project costs and progress. IMPACT’s Project Manager will work on a variety of exciting and challenging projects ranging from $1 million to over $35 million.

PARTNER CLOSELY IN PRE-CONSTRUCTION – In close partnership with IMPACT’s Pre-Construction Manager, our Senior Project Manager will establish and work with architects, vendors, and, subcontractors to help ensure optimum value and performance for our clients. Provide subcontract and/or letter of intent. Work with municipalities and local utilities to determine special conditions, requirements and services. Establish job cost book and construction schedule. Conduct in-house debriefing with estimating representative and superintendent to discuss schedule, budget, construction methods and mobilization requirements. Confirm proper project insurance coverage and funding from applicable lending institution. Lead pre-construction conference for subcontractors.
OVERSEE ONGOING PROJECTS – Supervise and direct job site superintendents. Review job progress and cost reports as well as job specifications, labor and equipment, and adherence to schedule and budget. Visit project site to identify potential concerns, review ongoing issues, compare progress to schedule, confirm compliance with plans and review overall quality of work. Ensure compliance with safety program on all assigned projects. Work with superintendents to ensure all projects are staffed for success.
STEER PROJECTS TOWARDS SUCCESS – Work with owners, architects, and subcontractors to navigate project challenges and newly-identified concerns. Seek support as necessary from IMPACT’s Senior Management. Coordinate design changes with architect or design/build team and furnish instructions to the field. Coordinate final walk-through with owner and or architect as well as final payment and close-out documents. Lead job post-mortem meeting to review and to discuss performance of subcontractors, project issues, schedule and estimate analysis, and all items for close-out.
COMMUNICATE FREQUENTLY & STRATEGICALLY – Maintain clear and constant communication with IMPACT’s clients and management team. Submit weekly progress reports to owner and IMPACT’s management. Document all field directives from owner or architect that change original scope. Lead all weekly/biweekly project progress meetings addressing safety, schedule, material availability, submittals, changes and delays. Refer all legal issues to attention of IMPACT’s management team.
PROVIDE FINANCIAL OVERSIGHT – Approve and resolve all back charges, extra work orders and change orders on projects. Maintain up-to-date project progress information and cost of labor and material data for project control and analysis. Review monthly reports with IMPACT’s management to ensure accuracy. Approve and code all subcontractor and vendor invoices and time sheets. Ensure that field purchases and equipment rentals are accompanied by a coded field delivery ticket from superintendent.
Minimum of 7-10+ years of progressive project management and project team experience.
Solid knowledge of commercial construction techniques and design. Ideal candidates offer strong knowledge of wood frame construction projects and in all areas of estimation and pre-construction for private sector construction projects. Experience must include working for a commercial builder.
4-year degree in construction management, engineering, architecture, or related field preferred.
Demonstrated ability to manage multiple project requests concurrently along with excellent client-facing, interpersonal and communication skills a must-have.
Strong technology skills, including familiarity with project estimating software (Timberline ideal), subcontractor databases (GradeBeam ideal), spreadsheet management, bid management, online plan rooms, and, a proficiency in MS Office products (Word, Excel, Outlook, PowerPoint).

Communication. Strong written and verbal communication and presentation skills with ability to communicate effectively to varied audiences and capable of articulating IMPACT’s mission, brand and services both internally and externally.
This position is based in IMPACT’s Fairview Heights office in Illinois. After on-boarding, an opportunity to split time between IMPACT’s Fairview Heights office and downtown Saint Louis office is an option.
