JOB SUMMARY The purpose of this position is to manage and lead a staff responsible for individual, multi-disciplined real estate project solutions for clients, with direct accountability for project delivery. The Design-Build Leader will direct the planning and execution for all assigned ground-up construction and adaptive-reuse/fit-out projects. Serving in a key role, the Design-Build Leader will lead all site selection, due diligence, design, entitlements, permitting and construction processes for all Supply Chain related facilities. This is a significant and challenging role that will support and foster Supply Chain innovation strategy and long-term expansion goals. The Design-Build Leader will report directly to the Principal Program Lead of Construction & Facilities and will collaborate with various senior stakeholders to drive Supply Chain network delivery. This position is located at the Chick-fil-A Inc. Support Center in Atlanta, GA. Characteristics of responsible projects: Complexity: High Risk: High Duration: Long term (months to year(s)) Value: Typically >$2 Million USD ESSENTIAL DUTIES AND RESPONSIBILITIES Real Estate Related: Collaborate with the Real Estate team and all external partners with the coordination of pre-development planning including building design, leasing, zoning, entitlements and due diligence phases of the construction life-cycle Act as a liaison between Chick-fil-A Supply, vendor partners, and legal counsel to ensure smooth and adequate flow of information for negotiation, and to maintain schedules, budgets, and deadlines Construction Related: Lead architectural, engineering, and construction (A/E/C) teams to ensure that all projects are designed and delivered within organizations standards of quality, adhering to established budgets and timeframes Lead A/E partners in the formulation of site specific designs, cost estimates, and specifications Understand and ensure adherence to licensing and organizational standards, USDA, FDA, OSHA, federal, state, and local regulatory requirements Work collaboratively with the business & external partners to prepare construction forecasts and appropriation requests for executive teams review and approval Oversee review and implementation of updated processes, best practices, and equipment as needed to ensure compliance and competitive advantage; participate in the interview & qualification of prospective A/E/C professional services partners Ensure projects are managed effectively and efficiently, and are delivered on-time, on-budget; take appropriate actions to mitigate cost overruns and ensure all project meet required design standards Overall: Build and sustain culture that aligns with Chick-fil-A values Drive innovation in distribution center operations & project delivery methodologies Support Chick-fil-As vision and strategy Lead multi-functional team through the feasibility assessments of new sites; oversee design layout, production and testing processes Complete other activities deemed valuable by leadership SUPERVISORY RESPONSIBILITIES Provides formal supervision to individual employees within single functional or operational area. Approves subordinate's recommendations for staff recruitment, selection, promotion, advancement, corrective action and termination. Effectively recommends same for direct reports to next level management for review and approval. Plans and monitors appropriate staffing levels and utilization of labor, including overtime. Prepares and delivers performance appraisal for staff. Mentors and coaches team members to further develop competencies. Leads by example and models behaviors that are consistent with the company's values. Manages 3rd party project delivery resources/team (typically larger more experienced team). Responsible for identifying training needs, tracking performance, coaching, and motivating team members.

EDUCATION and EXPERIENCE Bachelors degree Demonstrate functional knowledge and expertise in construction management policies, procedures, and practices; proven track record of managing multi-disciplined teamsBackground with food processing centersExperience managing Furniture, fixtures, and Equipment (FF&E) program development, integration & executionDemonstrate an excellent understanding of model building codes adopted by United States jurisdictionsAbility to lead through change managementAbility to travel at least 50% of the time, as needed, which includes overnight travel10+ years of construction experience managing the delivery of both land development & site/building improvement projectsDetailed understanding of architectural design & geotechnical, civil, structural, electrical, mechanical engineering Preferred Qualifications Masters degree in Business, Land Development, Construction Management, Architecture or Civil Engineering Demonstrate expertise in value engineering and zoning/code/financial/entitlement feasibility studies Demonstrate an excellent understanding of model building codes adopted by United States and Canadian jurisdictions Experience in project valuation and business modeling with demonstrated financial acumen Ability to develop lean operations & cost control strategies, pre-construction due diligence/site assessments, and program/scope/budget development 10+ years of project management for large-scale design and construction projects, food service/processing & cold-storage distribution center facilities Real estate, law, planning or engineering certifications and/or licenses Lean Construction Demonstrate business acumen and ownership of distribution center KPIs, using data to drive continuous improvement Virtual Design & Construction (VDC) CERTIFICATES and/or LICENSES PMP (US and/or Canada) and LEED AP preferred. COMMUNICATION SKILLS Ability to comprehend, analyze, and interpret the most complex business documents. Ability to respond effectively to the most sensitive issues. Ability to write reports, manuals, speeches and articles using distinctive style. Ability to make effective and persuasive presentations on complex topics to employees, clients, top management and/or public groups. Ability to motivate and negotiate effectively with key employees, top management, and client groups to take desired action. FINANCIAL KNOWLEDGE Requires in-depth knowledge of financial terms and principles. Ability to calculate complex figures. Ability to forecast and prepare budgets. Conducts financial/business analysis including the preparation of reports. REASONING ABILITY Ability to solve advanced problems and deal with a variety of options in complex situations. Requires expert level analytical and quantitative skills with proven experience in developing strategic solutions for a growing matrix-based multi-industry sales environment. Draws upon the analysis of others and makes recommendations that have a direct impact on the company. OTHER SKILLS and ABILITIES Intermediate skills with Microsoft Office Suite. Ability to read and understand architectural drawings. Knowledge in MS Project, leases, contracts, and construction practices. SCOPE OF RESPONSIBILITY Decisions made with in-depth understanding and interpretation of procedures, company policies and business practices to achieve general results. Responsible for setting department deadlines. Errors in judgment may cause long-term impact to co-workers, supervisor, department and/or line of business.
