RESPONSIBILITIES   Utilizes advanced skills to perform complex preventive maintenance and corrective repair of buildings, industrial systems, vehicles, equipment and grounds. Working under limited supervision, monitors building system operations and performance. Utilizes several trade skills such as carpentry, plumbing, electrical, painting, roofing, heating and cooling. ESSENTIAL DUTIES AND RESPONSIBILITIES   Complies with all applicable codes, regulations, governmental agency and Company directives related to building operations and work safety. Inspects building systems including fire alarms, HVAC, and plumbing to ensure operation of equipment is within design capabilities and achieves environmental conditions prescribed by client. Oversees and inspects the work performed by outside contractors. Contracted work includes landscaping, snow removal, remodeling, HVAC, plumbers, and cleaning. JOB SUMMARY   Under general supervision, upholds the integrity of real estate portfolio data for assigned portfolio of clients. Inputs, maintains, organizes and reports on information regarding lease dates, dollar values and financial accounting transactions into a lease management software database. Prepare and send deliver of possession letters, introductory letters, default notices, etc. Assists manager with construction timelines, co-tenancy disputes, reconciliation dispute responses and construction related correspondences. Assists manager with preparation and distribution of periodic and ad hoc reports in a timely, accurate manner. Runs standard reports for management review and runs ad hoc reports with assistance. Prepares and distributes critical date reports; maintains tickler system for tracking important dates and tasks.
