Description: Unison Housing Partners is empowering people and strengthening communities in Adams County as a progressive housing authority built to address 21st century challenges. The Maintenance Supervisor directs activities of workers engaged in operating and maintaining facilities and equipment as part of an apartment community by performing the duties listed below, either personally or through subordinates. Unison Housing Partners manages 14 properties in its portfolio. This includes 1,656 total units, of which 1,244 are a part of affordable programs such as tax credit, 50058, 50059, public housing, NSP, and home funds. Essential Duties and Responsibilities Include but are not limited to the following: Implements and schedules a preventative maintenance programs for property, building, and unit components Responds to and performs work as identified on work orders Assigns duties to staff such as maintenance, repairs, or renovations and obtains bids for additional work from outside contractors when needed Compiles records of labor and material costs for operating building and issues cost reports to Community Manager Coordinates with the Community Manager to evaluates performance and carry out or recommend training Participates in staff and safety meetings Recommends necessary non-routine maintenance repairs and property improvements to the Community Manager Purchases maintenance supplies within the budgeted guidelines Monitors pricing and performance of all vendors and contractors, and provides competitive bids when requested Performs electrical, HVAC, plumbing, and general carpentry work in accordance with company standards, and recognizes the need for contracted labor Inspects premises for unsafe conditions and takes corrective actions accordingly Ensures community is clean, safe and sanitary and meets all quality standards established; maintains excellent curb appeal Assists in snow shoveling, plowing, de-icing and removal as needed Participates in and schedules after hours on-call maintenance service .

People Management Defines roles and responsibilities, motivates and challenges employees, delegates effectively, rewards contributions, manages collaboratively. Education/Experience High School diploma, GED, or certificate from college or technical school.One to two years related experience and/or training; or equivalent combination of education and experience. 3-5 years of on-site multifamily maintenance experience preferred. Language Ability Ability to read and interpret English documents such as safety rules, operating and maintenance instructions, and procedure manuals.Ability to write routine reports and correspondence and to speak effectively to groups of employees. Bilingual preferred. Computer Skills To perform this job successfully, an individual should have knowledge of order processing systems and Internet software. Certificates and Licenses HVAC certification, designations from the AAMD or other Certifications are desirable. Valid drivers license and auto insurance. Supervisory Responsibilities Directly supervises 1-5 employees in the Maintenance Department. Carries out supervisory responsibilities in accordance with the organization's policies and applicable laws. Responsibilities include interviewing, hiring, and training employees; planning, assigning, and directing work; appraising performance; rewarding and disciplining employees; addressing complaints and resolving problems.
