Position Summary:
The Building Maintenance Supervisor supervises full- and part-time maintenance staff and is responsible for ensuring that campus buildings and off-campus locations are maintained in a quality manner. The maintenance staff is tasked with the upkeep of buildings. In addition to directing the work of maintenance staff, the maintenance supervisor may also be required to perform maintenance duties himself as needed. This position may oversee activities of the Custodial Services department in the absence of the Custodial Supervisor.

Essential Job Duties and Responsibilities:
• Supervise full and part time maintenance staff.
• Schedule employees including approving/processing time records and leave requests.
• Assign work and direct employees to ensure timely and quality responses to requests for service. Monitor assignments and work completion through daily control checks of work orders and assignments making certain that tasks are completed in a timely manner.
• Counsel and discipline employees, as needed.
• Communicate and uphold approved policies, procedures and work rules to employees and ensure compliance.
• Recruit and hire all full- and part-time maintenance staff and assist with other staff.
• Ensure the availability of supplies, verify proper use of materials for the maintenance staff.
• Display leadership that results in teamwork, customer focus, innovation, and continuous process improvement.
• Work closely with the Director to assist in developing and implementing guidelines, procedures and budget control guidelines for building maintenance including staying within the budget.
• Assist in managing the maintenance of mechanical equipment including elevators, mechanical and overhead door operators, kitchen equipment, water softener systems and potable water heating equipment.
• Maintain the Health and Fitness Center including pools and other items related for interior building maintenance.
• Meet with vendors and contractors, evaluate supplies, equipment and service, assist in overseeing the ordering, storage and dispersal of supplies and equipment.
• Assist the Director in developing, coordinating and conduct individual and group preventative maintenance training programs for all building maintenance personnel, including: training and development, safety, policy and procedures, systems inspections, equipment use, and head-end system software use.
• Perform duties and responsibilities of a maintenance staff.
• Regular attendance on campus is required for this position.
• Perform other duties as assigned.

Ability to work various shifts, starting as early as 6:00AM and as late as 6:00PM including Saturdays, Sundays, and Holidays when necessary.

Job Requirements

Work Environment & Physical Demands:
• Work involves moderate exposure to weather conditions (hot/humid- cold/snowy/wet) and unusual elements such as dirt, fumes, smoke, unpleasant odors and /or loud noises.
• Work in/on roofs and or/ in tunnels, sometimes confined spaces.
• Work on wet surfaces/floors or environments that involve some exposure to hazards or physical risks, which require following basic precautions, working around chemicals, wet floors, etc.
• Ability to lift 50 lbs., stand for long periods of time, travel from building to building and floor to floor in multiple level buildings, climb ladders and work on uneven footing, climb stairs and work or scissor and/or articulating lifts, and distinguish colors.


Minimum Required Knowledge, Skills and Abilities:
• Equivalent education, training and experience as determined by College administration.
• Equivalent of five (5) years full-time related current work experience including three (3) years of supervisory experience.
• Experience managing a unionized workforce.
• Possess and maintain a valid driver’s license.
• Must be able to obtain and maintain a Certified Pool Operator licenses within 60 days of hire.
• Knowledge of Microsoft Office software applications.
• Demonstrated ability to use computerized maintenance management software and databases with an ability to create, develop and manage data, reports and records.
• Demonstrated ability to meet the physical demands in the work environment listed above.
• Must be highly motivated, dependable and have an eye for detail.
• Excellent interpersonal, organizational, team building and leadership skills with a customer focus.
• Proven ability to manage multiple projects simultaneously.
• Demonstrated ability to properly respond to emergency situations through use of knowledge, good judgment, and leadership.


Additional Preferred Qualifications:
• Associate Degree or higher in Construction, Journeymen Industrial, Occupational Studies or related area.
• Some knowledge of Swimming Pools and Spas.
• Flooring and roofing experience.
• Experience at troubleshooting and correcting building issues.
