Scope:

The Development Manager will assist with all stages of internal land development projects from concept to construction. The role will ensure viable projects are identified, analyzed, and completed to generate new revenue producing units – primarily manufactured housing sites. This person should have previous experience with zoning, entitlements, and project management.

Responsibilities:     

  • Maintain a queue for all potential and active projects.
  • Lead research on zoning and entitlement to identify potential projects.
  • Generate viable concept plans by liaising with engineers, municipalities, and attorneys.
  • Assist with financial analysis by providing preliminary cost estimates and key assumptions.
  • Lead the process to obtain re-zoning, variances, and/or permitting to build approved projects.
  • Assist with bidding, preliminary contract review, and cost benchmarking.
  • Provide full scope recommendations to pursue construction.
  • Manage schedules and invoicing to ensure projects are completed on time and on budget.
  • Meet with leadership and operations to keep others informed about progress.
  • Support cost tracking to use for future preliminary estimates.
  • Take a hands-on approach: meet with municipalities, engineers, vendors, attend hearings, etc.
  • Travel: between 25% and 50%  

Qualifications:

  • Bachelor’s degree in Business, Construction, Real Estate, Project Management, or related field 
  • 4+ years of experience in a similar role
  • Proficient in MS Office
  • Excellent verbal and written communication skills 
  • Proven ability to prioritize and manage multiple assignments
  • Analytical, problem solving and decision-making skills are highly valued

COMPETENCIES:

 The number of occupied homes less delinquent customers.  Collects rent timely and makes efforts to minimize delinquent payments. Treats residents with respect and helps them see and understand the value in living in our community by the way we maintain the property and provide amenities and services to our residents.

  • Expense Control

Manages expenses according to budget as appropriate.  This entails establishing realistic budgets and managing the day to day expenses within agreed upon budgets.  Insures equipment is well-maintained and accounted for.  Identifies and mitigates utility issues before they become large expenses.

  • Property Appearance and Maintenance

Maintains the appearance of the streets, amenities, landscaping and buildings according to Lakeshore standards.  Continues to look for ways to improve the property and increase the value of property to residents and LSM.

  • Employee Engagement

Lives the values of the organization.  Treats peers, co-workers and boss with respect and humility.  Demonstrates kindness and compassion with one another.  Pro-actively uses communication tools to impart information and reduce conflict.  Deals effectively with conflict as it arises.
